This project is significant in being the second that featured the Cluster and Linked-Bungalow houses in southern Malaysia. Launched in 2005, these cluster houses were laid out in a gated and guarded precinct. Designed with a tropical resort theme these houses have pitched clay roof tiles with generous overhangs and slate- cladded feature walls. 

Of particular importance too, the proprietory 'Cool Roof' ventilated roof system was used, which claimed to lower the interior daytime temperature by up to 3-deg Celsius.  Houses at prime locations such as enfronting the neighbourhood green spaces were upgraded with a mezzanine floor and different fascades, resulting in a more interesting streetscape.
